Situated within easy walking distance each way to Blairgowrie Village/Foreshore, and the ocean beaches and rock pools of Bridgewater Bay, the property offers cosy lodgings suited to simple family holidays, with 3 bedrooms, 2 bathrooms, a downstairs Children’s Retreat and a wonderland of cascading gardens.
Important information
• Schoolies and groups under the age of 25 will not be accepted at this property under any circumstances.
• Strictly no parties or gatherings of any type – our properties are offered for private accommodation purposes only.
• Small house-trained non-shedding dogs or outside only dogs are welcome, on request.
• While we offer the ability to book instantly, you will be asked to confirm in writing your acceptance of the Terms & Conditions of your stay. Please ensure you have thoroughly read and understand the T&C’s via “View Agreement” (which can be found when placing your booking). We reserve the right to decline any enquiry or booking if a guest is deemed to be unsuitable.

Payment policy
Standard terms – 50% upfront and 50% 30 days prior to arrival, or 100% if within 30 days of arrival.
*Bookings made more than 180 days in advance can be secured with a $0 deposit, then 3 equal, interest-free instalments automatically deducted at 180, 90 and 30 days prior to arrival. A security deposit in the amount of $750 will be held against your credit card from the morning prior to your day of arrival. This amount will be automatically released 5 days after check out, provided there are no damages or breaches to our Terms & Conditions.
Cancellation policy
• 100% refund (minus 2.5% booking admin fee) if cancellation is more than 30 days before arrival date.
• 50% refund (minus 2.5% booking admin fee) if cancelled 15-30 days before arrival date.
• No refund if cancelled within 14 days of arrival.
• If payment has not been made by the due date, your booking may be cancelled, and any payments already made forfeited.
• No refunds are provided for early departure.
• Bookings may be transferred to a future date provided the reschedule is requested at least 30 days before the arrival date. Any reschedule must be for the same property and is subject to availability and any revised tariff which may be applicable.
• We recommend all guests take out comprehensive travel insurance to cover unexpected illness, accidents, inclement weather events, natural disasters or other unforeseen circumstances, as exemptions to our cancellation and refund policy may not be made for these reasons.
• All reservations are made in good faith by us but may be subject to changes in circumstances beyond our control. If a property becomes unavailable, we will endeavour to find alternative accommodation, or provide a refund of any monies paid.

Please understand that you are booking a privately owned holiday home. As your host, Bookabreak’s role is to help ensure you have a great stay, while also safeguarding our client’s asset. We simply ask that you respect the home and treat it as you would your own.
By proceeding with your booking, you confirm that you have thoroughly read the property listing, and agree to the following Terms & Conditions.
HOUSE RULES
• All guests, excluding children, must be over 25 – unless otherwise agreed in writing.
• Schoolies, weddings, parties, events and gatherings of any kind are strictly prohibited. Any breach of this condition may result in termination without refund, including forfeiture of any applicable security deposit.
• We do not accept third-party bookings. The person placing the booking must stay for the full duration.
• The number of guests at the property must not exceed its advertised maximum occupancy. Only children under 2 years of age are excluded from the total.
• Pets require prior written approval and will be subject to conditions. An unauthorised pet may result in eviction without refund, including forfeiture of any applicable security deposit.
• The property must be left tidy on departure. A simple Vacating Checklist is provided and reflects basic, common-sense tasks to ensure the home is left secure and in a responsible condition. These include switching the heating/cooling off, removing food from fridges and freezers, starting the dishwasher, cleaning the BBQ and placing rubbish in the appropriate Council bins. Other reasonable property-specific tasks may also apply.
• Smoking is strictly prohibited inside. If smoking outside, please ensure all evidence is removed before departure. If smoking is found to have occurred inside, specialist cleaning and/or fumigation costs may be charged to the guest.
• Guests are responsible for securing the property during their stay, and upon departure. All windows and doors must be closed and locked, blinds and curtains closed, alarms activated where applicable, and keys returned to the key safe.
LOCAL LAWS
Guests must comply with the Mornington Peninsula Shire Short Stay Rental Accommodation Code of Conduct, which states:
• Unacceptable behaviour is prohibited, including loud or aggressive behaviour, yelling, screaming, arguing, cheering, clapping and singing.
• Tents, caravans, campervans or other additional accommodation are not permitted.
• Noise must be kept to a reasonable level and outdoor areas, including swimming pools, spas, decks and balconies, must not be used between 11pm and 7am.
• Guest vehicles must be parked within the property boundaries. Parking on nature strips is prohibited.
If Council or Police are called to attend the property due to guest behaviour, the booking may be terminated without refund, including forfeiture of any applicable security deposit.
REPAIRS, MAINTENANCE & DAMAGE
All Bookabreak properties are individually owned and, just like in any home, occasional maintenance issues, service interruptions or equipment failures may occur. Please notify us as soon as you become aware of any issue so we have the opportunity to rectify as quickly as possible. Any damage occurring during your stay must also be reported promptly. We understand accidents happen, and early notification allows us to minimise the impact on the property owner and incoming guests.
WAIVER
To the extent permitted by law, neither Bookabreak nor the property owner accepts responsibility for injury, illness, accidents, or the loss, theft or damage of personal belongings during your stay. We strongly recommend that all guests hold appropriate travel insurance.
LOST PROPERTY
Any belongings found at the property will be held for a maximum of 14 days. Guests are responsible for providing a prepaid satchel or arranging collection from our office at: 2815 Point Nepean Road, Blairgowrie VIC 3942

A great stay! It’s been a few years since we last stayed in Blairgowrie. The house was easy, very clean, in a great location and suited our needs wonderfully. Our fur baby is very old now and so good to be able to bring her with us. Thanks!
Great holiday house – this was a lovely house with all the amenities necessary for a holiday stay – comfortable furniture, great location in walking distance from the beach, a beautiful garden and verandahs on each side. Speedy response to a loose panel that was banging in the wind.
Our family had a lovely winter stay at the Blue Cottage. It’s a compact ‘old school’ light filled holiday house with modern updates and home comforts. The front and rear views were appreciated by us and give an expansive feeling. The beds were very comfy and it was great to have the linen and towels provided.
This was a great house for a group. Very clean and well appointed. The check in and check out process was a breeze!
Great accomodation and views, walking distance to village and front beach (8-10mins). Excellent wifi, my teenagers loved the downstairs room with the playstation. Kitchen well stocked with nice platters, crockery and glassware – highly recommend.
We really enjoyed our stay at Blairgowrie Blue Cottage. The beach house within walking distance from the beach and shops. Clean, modern property, perfect for families with all the amenities you need including games room for the kids, streaming and wi-fi. Especially enjoyed the beautiful ocean views from the deck, and will definitely come back again to explore more of the Penninsula.
Lovely clean house in a perfect position in the top of a hill with views out both sides. All basic amenities you need are provided. Fences for dogs and expansive yard a bonus Agent fantastic to deal with. Loved our stay – will be back.
